What is offered here is a 2004 Fleetwood Sprinter 30 foot travel trailer that has been permanently set up in an Age 55 + RV Resort in Yuma, Arizona, the trailer was bought new here in Yuma and has never been used for travel, we are the fourth owners. The park that it is set up in is Encore Cactus Gardens, Yuma, Arizona, the site location of this unit is A29. Encore Cactus Gardens has a website on the internet, if you want to find out information on it. This trailer is situated nearly directly across the street from the main office, swimming pool and hot tub, recreation hall and kitchen so easy access to all activities offered of which there are many, there is also a pool room, library and laundromat in a separate location about 2 streets over. Also full adjoining access to the facilities and activities to the sister park which is Encore Desert Paradise, Yuma, Arizona, also found on a separate websitefor information on that park. There is a small 110 volt Costway washer and dryer in this trailer as noticed on the pictures that works well, also in the room that has been built on is a 8 foot his and hers closet which makes up for the lack of space for clothes in the bedroom area of the trailer, also extra storage cabinets. The screen room area of the trailer is 363 sq ft, excellent area for entertaining and the double doors at the front can be opened up for parking or working on a car or golf cart or storage during the times you are not here, the screen room screens stay up for the year and never have to be taken down or apart, also inside the screen area is an 8 ft x 8 ft storage shed accessible from the door of the trailer and a huge 25.2 cubic fridge / freezer, the fridge is 15.2 cubic and the freezer 9.8 cubic, inside the trailer main room is a folding couch that makes into a bed, the single bedroom is 8 ft x 8 ft and has a queen size bed, all appliances, including water heater, furnace and air conditioner are in good working order, most everything that you will need and maybe things you won't even needwill be included in the final price, cutlery, kitchenware, bedding, all furniture, tv, microwave, etc, etc, ......., the power for the trailer is equipped with 50 amp and also 30 amp breaker, the annual site fee of $3768.00 has been paid for and not due until October 1, 2026, for anyone that may consider moving the trailer out of the park it would be a lot of work, but lots of time to do it, to anyone that may have questions 'please ask' or would be wanting to look or have someone look at our place please make prior arrangements to do so, we would like a possession date of March 13, 2026. Like most rv parks Cactus Gardens has a policy of a buyer to do a background security check, it's a 2 step system, first step is an in depth application of $50.00 for U.S. citizens and $75.00 for non U.S. citizens, the form can be emailed to you or filled out at the Cactus Gardens office, usually takes anywhere from 24 to 72 hours to process and the total cost is $150.00, you can phone the office at (928) 342-9188 for any other questions on that if my explanation is too vague.
