The Good:- Exceptionally Low Miles under 32,000, with 3000 put on in the last 4 years.- 2 New Chassis Batteries- 2 New House Batteries (total of 4 spaces, two old batteries were retained for buyer if they wish to use as core returns)- New Alternator (a proper, more expensive DUVAC model as needed for this era of RV)- Newer Dometic toilet in the last 3 years and extra seals/silicone.- Both A/C units work (both heatpump models, believe 13.5k BTU given the size of the RV).- A/C house vents blown out twice a year- New slide seals around the Bedroom slide- New Roof A/C, Vent, and Fridge covers in the last 3 years (roof vents have the rain covers so can be open even in inclement weather)- All roof units are tight and with no wobble or looseness.- Roof/roof units were checked 2x per year and cleaned.- RV was washed 2x per year- Last partial year of the All aluminum roof by Monaco. This is arguably the best roof material, even better than 1 piece fiberglass. It is essentially two 4ft sheets of aluminum that run down the top of the RV, and sealed in the middle. Far too expensive for anyone other than Prevost these days. To our knowledge it has never had a roof leak and there is no discolouration in the soft ceiling.- Prior owners had white roof sealant placed on the roof which helps with the sun- Furnace works well, as do the heaters in the A/C- No cracks in the windshield- Tires hold air well with no leaks- Air compressor works well and no notable leaks- Airbags hold air well no leaks- Transmission shifts smoothly- Air Brakes work well- Has adjustable gas/brake pedals- Captain's chairs are all in good shape with no major tears- 8.3L Cummins Engine is young and starts easily and readily- Generator fires up quickly and runs without issue.- Propane tank is nearly full- Microwave and stove work well and have not had issues- 3 way fridge/freezer works well and have not had any issues.- Inverter works well with no issues- Flex tube for kitchen sink drain and faucet connections replaced- Slide tops in good condition- All roof vents have fans installed- Has washer/dryer combo hookups available.- Bathroom and Kitchen Sink vents replaced- Always used filter and softener for water- Hot water heater works very well, even on electric it will give nearly continuous hot water if you aren't running the shower full blast.
- Shower is a tub model- All cabinets, drawers, open and close properly. Extra latches are included as these periodically wear out.- Always kept on concrete or pavement, no grass, dirt, or stone, so no frame rust.

The Not-so-good:- Original owners/dealer claimed to have repaired the Monaco rivet issue prior to sale to me. Turns out they did not. I found rivets holding nothing but air. The vast majority of roof rivets were redone by me. There are youtube videos on this, but there has been water damage in the walls as a result of their poor work- There was a slow drip from one of the shower faucet connections, again evidently known by the original owners/dealer as underneath they had placed a towel to catch the drips, and then sealed around the access port to hide the fact it had been opened before. This resulted in sub-floor damage and some collapse as pictured. (This was fixed in less than an hour with $20 worth of replacement connections, less effort that it took to hide it, who knows.)- One of the 120v supply lines to the outlets in the cockpit area above the driver was shorted. This was again evidently known by the original owners/dealer as one outlet/wiring shows signs of having been removed/accessed multiple times. Given these outlets are not regularly used, the shorted line was simply disconnected and it is marked.- Windshield seals will likely need replaced- Tires have good tread and no cracks but are around 10 years old. They were protected by wheel covers to keep the UV off, but age recommends they be replaced- Fuel gauge does not work and reads full nearly all the time. Was assured that we were given a full tank from the dealer. 400miles later, found this was not the case...- Dash AC does not work. Found a new compressor belt in a drawer, and the compressor appears seized. Would have been nice to know but not uncommon on older RV's as they tend to have leaks somewhere in the long system. Can drive with the generator running and the house A/C's running to stay cool.- Awnings are intact and roll out/retract, but fabric is getting to the point of needing replaced- Sofa has a stain from deep cleaning, small area of carpet in bedroom also discoloured from the same.- Entry door screen attachments have cracked with age and will need replaced/repaired- Will be due for caulk/sealant
Some other general facts about this era of monaco:
- Shore power does not charge the chassis batteries, AND with the DUVAC system which is perpetually energized, there is a constant slow drain on the chassis batteries even when disconnected from the front (batteries are always connected to the alternator). Therefore you need at least a 1.5amp trickler on the chassis batteries to keep them from draining. Don't use the 'battery boost' system to keep the batteries charged.- With the exception of the propane tank, none of the other tanks register their levels accurately. Doesn't take too many showers to fill up the gray tank, and flush both grey and black at the same time and you won't have a problem.

Title is clean and in hand. Obviously this is beingSold as is, where is. Priced as essentially for the good parts that are in it, Engine, Trans, Generator, AC's etc. We try to be honest about everything we know about.
