Condition & Notes:
- Exterior paint is beginning to flake – ready for your custom color or I have paint swatches available for you to match.
- Roof will need a fresh seal coat soon to maintain water resistance
- Fridge seal could be replaced (still seals but doesn’t clean easily)
- Original jalousie windows have few working cranks. I use wooden dowels to keep the windows open.
- The gasket for the AC created a leak at the ceiling in 2022. Gasket replaced and ceiling wood replaced. No leaks since then.
Interior is clean, cozy, and well cared for – has been used seasonally as a summer guest space. There is one spot in the interior back corner that has mildew stain that needs to be repainted.

Birdie has been my summer retreat. She’s got tons of personality and has been lovingly maintained. She is extremely comfortable and ready to go. I’m downsizing and would love to see her go to someone who’ll enjoy and care for her as much as I have. Her previous owner totally renovated her in 2015-brakes, water lines and more. I have before and after pics I can share. She comes with a binder with all of the manuals, receipts and samples for updates that have been made. I have been as transparent as I can be in my ad. I do not consider the "issues" she has to be a problem at all. I would do the maintenance items myself if I were to keep her another season.
